If I buy a villa, what flexibility do I have on exterior design and internal finishing?
There is a choice of three standard villa designs plus there are various options for the internal finishing. We cannot vary from the three standard designs as we wish to retain the overall image of the resort as a whole.
Do you have fractional properties for sale?
Yes, we do. ‘Cascade
Owner Share’ quarter share properties start at €107.200 and included in this price are many extras such as discounts on resort’s facilities and payment of all your property’s fiscal purchase costs.
Does the Resort offer a rental facility?
Yes, we offer a rental facility to all our owners. You can place your property in our rental pool but rentals are subject to market demand therefore we cannot guarantee a fixed rental income for you.
Can I rent out my property privately when I am not using it?
If you choose not to have your property rented through our letting department you may have family, friends and guests use your home but you must inform the resort’s in-house Property Manager of anybody other than yourself using the property and when they will be staying. All guests occupying the property are the responsibility of the owner.
Is there adequate property insurance in place if the resort rents out my property?
Cascade Resort has third party liability insurance in place for any property that falls under our rental facility. If you rent privately, it will be your decision as to whether you take out third party liability insurance.
Can you guarantee complete safety of my property when I am not there?
We pride ourselves on professionalism and discretion and our 24-hour security service will guarantee exactly that. They are polite, unobtrusive and expertly proficient.
Can the general public use the facilities of the Resort?
Those who do not own property at Cascade Resort may enjoy the hotel’s spa/gym/ sports academy/medical centre facilities and shop at the Praceta where there will be an inviting variety of outlets including food and beverage.
As an owner do I receive any additional benefits?
Cascade Resort will have in place an owners membership card whereby you will enjoy discounts on all the Resort’s facilities as well as our sister hotels, Romantik Hotel Vivenda Miranda (www.vivendamiranda.com), Quintas das Barradas (www.quintadasbarradas.com) and any future Cascade development.
Can you furnish my property?
If you decide to buy through our leaseback option, your property must be furnished with one of our two furniture packages to maintain the quality levels expected of a 5 star resort.
If you do not wish to rent out your property at all, we can also work with you to furnish your home to your tastes and requirements thus eliminating the hassle of shopping, ordering and organising shipments.
If I decide to rent my property through your letting department at a later date after furnishing it to my own tastes, can I do so?
Cascade Resort must maintain its 5-star standards and this applies to all of our properties that we let. If you wish to rent through us, your property will be inspected for any changes that may be required and the owner will be liable for any costs.
Can I bring my pet?
With the exception of official guide dogs, the entire Cascade Resort has a no-pet policy.
Who are the builders and what other projects have they built?
Grupo FDO was founded 28 years ago and has become one Portugal’s largest construction companies with projects ranging from hospitals and car parks to tourism and leisure investments, with several prestigious condominiums in the most affluent areas of Lisbon and Porto.
GENERAL FAQ
Is there direct access to the beach?
For owners and all guests staying at Cascade Resort, although just a few minutes walk away, a courtesy shuttle bus will be provided to take you to Porto do Mós beach. In the planning are pathways to walk directly down to Canavial beach upon which the headland sits.
What other activities are available in Lagos and the area?
Lots! We have many brochures and information available to help you plan your time with us. You can choose from a number of outdoor activities including horse-riding, diving, boat trips, golf and micro-lighting to name just a few. Lagos itself is a very lively town in-season with a rich history and modern marina.
How far away is Lagos town?
Lagos town centre is 5 minutes by car or 20 minutes by foot.
How can I organise a rental car?
Our car rental company ‘SunDrive’ offers a range of vehicles, both large and small.
What time is check-in?
Check-in is at 2pm.
What time is check-out?
Until 12:00 mid-day.
On the day of your departure, please vacate your room by 12.00 mid-day in order for us to clean and prepare the room for the next guests’ arrival. If your return flight is later in the day, we would be happy to store your luggage with our concierge so that you may still take advantage of our facilities.
What happens if I or one of my party requires medical assistance?
We have a purposely built medical centre on site, staffed with professionals who are on hand to meet most medical needs. Should you require the attention of a doctor charges will apply.
Is there internet access at the hotel?
Wireless internet is available free of charge. If your laptop is equipped for W-LAN it will find our signal automatically. Alternatively, you may arrange to have in-room access.
Can I bring my pet with me to the Resort?
